When you rent out a property in Slovenia yourself or through an estate agent — we act as your eyes and hands on the ground. We take photos and video for the listing, attend viewings, document the handover of the property to the tenant, and visit regularly during the tenancy. It does not replace estate agents; it only provides a trusted presence where one is needed.

When you need this service
- You live abroad and cannot show the property in person Every viewing means a trip to Slovenia — costly in time and money, and there are usually many viewings.
- You are rarely in Slovenia and have decided to rent out the apartment You need someone on site for viewings, arranging the move-in and regular visits during the tenancy.
- You have been renting out for a while, but the tenant is changing You need a careful handover procedure: documenting the condition, returning the keys, a new set-up.
- You want to document the move-in and move-out So that if there is a dispute about the condition of the property or the return of the deposit, there are clear photo and video records of the moment of handover.
- You want to know what is happening with the property during the tenancy Not monitoring the tenant personally, but an exterior inspection and a photo report once a month.
- You are preparing the apartment for its first letting You need quality photos for the listing, minor repairs before viewings, cleaning, and coordination of getting the property ready.

How it works in practice

We agree the scope and format
You can take the full cycle or just the stages you need. We agree checklists for each stage — what exactly we document, against which criteria, in what format.
Work by stages
At each stage we agree the actions with you, go out to the property and send you a report. All the material is kept in one place for the whole period of cooperation.
Regular visits
During the tenancy — a monthly visit and report. If a question comes up with the tenant, we contact you and agree on the next steps.
Handover at move-out
Final documentation, a comparison report, and the handover of all the material to you for settling up with the tenant.
What the service does not include
- Finding tenants and placing listings — that is the work of estate agents. We can recommend trusted Slovenian estate agents.
- Managing short-term rentals (Airbnb, Booking) — a different business model, not our field.
- Assessing the market rate — we do not judge what rate is fair. That is the work of estate agents or independent valuers.
- Signing a tenancy agreement on your behalf without a power of attorney — we can attend as a witness, but we do not sign without a power of attorney in place.
- Legal actions — eviction, deposit disputes, court claims — that is the work of lawyers. We provide photo and video material as a factual basis.
- Handling payments from the tenant — money from the tenant goes directly to you.
Where our responsibility ends
This is an important part — it protects you just as much as it protects us. We are your eyes, not a party to the tenancy agreement. We document what we see, organise the physical side of the process and help with the paperwork. But we are not a party to the tenancy agreement and we do not act as an arbiter between you and the tenant.
All decisions about the tenancy agreement are yours
Whether to withhold the deposit, whether to extend the tenancy, whether to seek compensation, whether to go to court — these are your decisions, based on your agreement with the tenant. We provide the factual basis: photos, video, reports, meter readings.
We do not sign the tenancy agreement on your behalf in a legal sense
Without a power of attorney in place and a scope of authority agreed with you in advance, we do not sign the tenancy agreement in a way that would create financial or legal obligations.
We are not responsible for the tenant's behaviour or ability to pay
Choosing a tenant is the work of an estate agent (or yours, if you rent out yourself). If the tenant turns out to be a problem, that is a matter of your agreement with them.
We do not act as an estate agent
We do not negotiate terms, do not set the market rate and do not assess candidates' ability to pay.
Legal disputes are outside our field
Where needed, we help you find a lawyer and provide all the material we have. These boundaries are not about avoiding our responsibilities. They are about honesty: professional estate agency and legal work require a licence and experience. Our own actions carry personal responsibility; the tenancy relationship and its legal side do not.
