If you are considering buying property in Slovenia remotely, we will visit the property on your behalf, take a look, and put together a detailed photo and video report with our own comments. We help you understand the condition of a property before you make a decision. This does not replace the work of an independent surveyor, but it gives you an objective view on the ground.

When you need this service
- You want to check a property without flying out for every viewing Several options look interesting, but flying out for each one is expensive. We will go in your place and put together a detailed report.
- You need an independent perspective The agent works in the seller's interest, which is normal market practice. We look without that attachment and report what we see objectively.
- A pre-purchase record of the condition You have almost settled on a particular property, but you want to be sure of its current condition before the deal. A detailed photo and video inspection of all rooms and systems.
- Final handover from the previous owner or developer The deal is close to completion and you need someone to receive the keys, record the condition on the day of handover, and check that everything matches what was agreed.
- Comparing several properties in a single day We can visit several properties in the same area in one day and put together a comparative report.
- You want to be at the viewing in real time We join a video call from the property, show you everything through our eyes, and help you ask the agent or seller questions right from home.
What the service includes
A viewing of the property on your behalf
We travel to the property at a time agreed with the agent or seller and carry out a detailed inspection of all rooms, areas, and visible utilities. If the property is empty, we inspect freely; if there are residents at the property, we act tactfully, within the limits of what the viewing format allows.
A detailed photo and video report with comments
After the viewing you receive photographs of all rooms with areas labelled, a video walkthrough of the property, and our voice or text comments — what caught our eye, what is worth paying attention to, what looks good, and what raised questions.
A preliminary assessment of condition (without a technical survey)
We describe what we see: the general condition of the rooms, signs of wear, obvious problems or the absence of obvious problems, and the overall impression of the property and the area. Think of it as an attentive person looking carefully and describing what they see — not a technical survey. If needed, we help you find an independent surveyor.
A video call during the viewing (on request)
If you want to be at the viewing in real time, we join a video call and show you everything from the property, help you put questions to the agent or seller, and translate if needed.
Support at the final handover
When the deal is close to completion and the property needs to be physically handed over, we are present at the handover. We make a photo and video record of the final condition, check against a checklist agreed with you in advance, receive the keys, and pass them on to you.
Help with bringing in independent specialists
When needed, we recommend Slovenian independent surveyors, valuers, lawyers, and notaries — people we have worked with or have heard good things about. From there, the work goes directly between you and the specialist.

We travel to the property and do the work according to the agreed checklist. If a video call was requested, we join in real time.
The report
We send you the full report through our communication channel. We are happy to discuss it — by phone, on a video call, or in writing.
Next steps
Based on the report, we discuss what comes next: another viewing, a second visit to particular areas, bringing in an independent surveyor, or moving on to the final handover.
What the service does not include
- A professional technical survey — assessing load-bearing structures, hidden utilities, damp, or thermal insulation. That is the work of licensed surveyors, and we help you find them.
- A legal review of documents — analysing the purchase contract, cadastral documents, or the history of ownership rights. That is the work of lawyers.
- A market valuation — determining the fair price of the property. That is the work of independent valuers or buyer's agents.
- Negotiating the price and terms of the deal — we do not act as your buyer's agent. Negotiations take place between you (or your agent) and the seller.
- Acting as your standing buyer's agent — we help with a specific property or shortlist, but we do not run a search from scratch.
- Investment advice — the prospects of an area, the liquidity of a property, or rental yield. There are dedicated specialists for that.
Where our responsibility ends
This is an important part — it protects you just as much as it protects us. We are your eyes, not your surveyor, not your lawyer, and not your buyer's agent. We record what we see and help with the physical stages of the process. But we do not assess the technical, legal, or financial aspects of the deal — that is the work of specialists in those fields.
The decision to buy is always yours
We provide a factual basis: what is visible, the condition of the rooms, what raised questions. The final decision, along with the calculations, the legal paperwork, and the negotiations, rests with you and your specialists.
We do not assess technical aspects as experts
Hidden defects, the condition of load-bearing structures and concealed utilities — that calls for a licensed surveyor. We say "here is what we saw", not "here is a guarantee of quality".
We do not assess the legal aspects of the deal
The soundness of the documents, whether the contract complies with the law, and title risks — that is for a lawyer to assess.
We are not a party to the purchase deal
Financial relations, payment, guarantees, and claims are between you and the seller — we do not act as an intermediary.
We are not responsible for your decision to buy
A property may have looked fine at the time of our visit, but hidden problems can surface later. For a serious purchase we always recommend bringing in an independent surveyor and a lawyer. These boundaries are not about avoiding obligations. They are about honesty: a professional property assessment requires a licence and specialist qualifications. Our actions are backed by personal responsibility; the final decision to buy is yours.
