When a property owner in Slovenia starts looking for help with keeping a place in order, there are almost always two options on the table: take out a subscription for regular Property Care, or call someone in on a one-off basis, as needed. Intuitively, one-off visits feel cheaper — you only pay when you need to. But intuition often gets this wrong.
In many cases a subscription is the better deal financially too — especially if a property needs more than 5–7 visits a year. But that isn’t the main thing. The main thing is that you know: someone is keeping an eye on your apartment, and if something happens, you’ll be the first to find out. That’s a peace of mind that’s hard to put a price on — and it’s exactly what most subscribers are paying for.

One-off visits — you pay for each visit separately, when a specific task comes up: letting a contractor in, checking the apartment before you arrive, responding to a message from the neighbours. No task, no cost.
A Property Care subscription — a fixed monthly amount that includes key holding, regular scheduled visits, response to emergencies, coordination, and photo reports. You pay it continuously, whether or not anything happened this month.
At first glance one-off visits look more economical: you don’t pay for “nothing”. But that comparison is incomplete.
The mistake is comparing only the money for visits that took place. In reality, the two formats contain different things.

That’s what most clients are buying.
One-off visits have no spending ceiling — every new task, every call to a contractor, every unexpected situation costs separate money. A subscription has a fixed ceiling: no matter how much happens this month, the amount doesn’t change.
The more “life” your property has — arriving guests, seasonal work, contractors, emergencies, simply a home in active use — the faster the one-off format stops being economical and turns into an open-ended cost. There’s another argument too — unpredictability. If you honestly don’t know how many visits you’ll need next year, that in itself tells you your property lives an unpredictable life. A subscription turns that unpredictability into a fixed amount. One-off visits leave you alone with an open question: what if something happens this month?
If you think honestly about your own property — how many times a year something needs attention, who is dealing with that instead of you right now, and what happens if no one notices a problem in time — the answer usually becomes obvious on its own.
If you’re leaning towards a subscription, the next question is which level you need. There’s no universal answer here: it all depends on what you expect from the service.
Basic — for those who just want to know everything is fine. The property isn’t sitting unattended: once a month someone comes by, looks around, takes meter readings, collects the post, writes a report. Keys are kept with us. Anything beyond that is at a discount and with priority. A good choice for a city apartment with no rental and no garden, that you visit a few times a year.
Standard — for those for whom “just looking” isn’t enough. An hour of work per visit is added — a small fix, a lightbulb change, moving something. One urgent visit included per year — in case something happens between scheduled visits. Faster response. A good choice if the property is lively: sometimes something needs adjusting, and you want to know it’s already done.
Premium — for properties where you can’t wait. Two hours of work per visit, two urgent visits a year, a 24/7 channel for urgent messages, a quarterly summary report. A good choice for country houses, properties being rented out, or anywhere the cost of delay is high — whether that’s the cost of a repair or the worry of a tenant.
