Spring home opening: what to check after winter

Winter presses on a house for months on end: frost, snow, damp, temperature swings, wind. And even if the property was looked after over winter, spring is the time for a full review: time to honestly assess how the house came through the cold season and prepare it for the warm one. This matters especially for an owner who visits Slovenia in spurts and is planning the summer season or a rental.

This article is a practical spring-opening list: what to check outside, inside, in the building systems and on the grounds after winter.

What winter does to a house

Before the list — a short explanation of why a spring review is needed. Winter affects a house on several fronts: frost stresses pipes and materials, snow weighs on the roof, meltwater searches out every crack, damp builds up in unventilated rooms, wind works things loose. Much of this is invisible in winter and shows up precisely in spring — when the snow melts and it warms up.

That’s why a spring opening isn’t “air it out and that’s it” but a check on winter’s after-effects, while they’re still small and cheap to fix.

Outside: roof, façade, gutters, grounds

Roof. Once the snow has melted — inspect it: any shifted or damaged elements, signs of a leak, has the area around the chimney suffered? Snow load and snow sliding off in winter often leave marks.

Façade. Cracks, flaking, damp patches — especially on the north side and in spots where meltwater reached over winter. Frost widens existing cracks.

Gutters and downpipes. Clear out leaves and winter debris, check the fixings — winter ice often deforms them. A blocked gutter in spring means water running down the façade.

Grounds and yard. Clear up winter’s after-effects: fallen branches, debris, elements damaged by wind. Check the fence, railings, paths — frost and ground heave may have shifted them.

Outdoor taps and watering systems. If the water was shut off and drained over winter, it’s time to open up and check that everything works.

Inside: damp, systems, water

Signs of damp and mould. The main thing you look for in spring. Corners, external walls, areas behind furniture, window reveals, the bathroom. Winter condensation may have left marks — the sooner you find them, the easier they are to deal with.

Ceilings and walls. Stains and streaks are a sign of a leak that happened over winter. Compare against how things looked in autumn.

Windows. The state of the seals after winter, condensation between panes (a sign the glazing unit has lost its seal).

Smells. Mustiness in a long-closed house, smells from dried-out traps — clear them with airing and by running water through.

Water. If the main valve was shut off — open it and check the whole system for leaks: go round every point, look at the joints, take a meter reading.

Building systems after winter

Heating. The end of the heating season is a good time for a boiler service and a system inspection: that way you head into the next winter with serviced equipment, rather than hunting for a technician in the November queue.

Water heater. Inspect for drips, condition, pressure.

Heat pump, air conditioning. If the air conditioning didn’t run over winter, it’s worth checking and servicing before the summer season: summers on the coast and in Ljubljana can be hot.

Ventilation. Check that it works, especially if the house stood closed over winter.

The garden in spring

Spring is the start of the garden season, and the grounds need attention straight away:

  • The first lawn mow, clearing up after winter.
  • Weeding, preparing the flowerbeds.
  • Checking and starting up the watering systems.
  • Inspecting trees and shrubs after winter, pruning where needed.

Opening up before the use or rental season

If in spring you’re opening the house for your own summer use or for renting it out, preparation gets added to the review:

  • Cleaning after the winter standstill — usually a deep clean.
  • Fixing everything the review found — handyman work.
  • Checking that all systems and equipment are ready.
  • For rental properties — preparing for the season: checking that everything is complete, replacing worn items.

The goal is for the house, by the start of the warm season, to be not “post-winter” but fully ready.
