Why DomCare works in four areas of Slovenia — Ljubljana, the Coast, Bled and Bohinj, and Kranj — and why limiting our geography works in the client's favour.

Kranj is the fourth-largest city in Slovenia and the centre of the Gorenjska (Gorenjska) region. This destination catches the eye of foreign buyers less often than Ljubljana, the coast, or Bled — and unfairly so: the region combines a convenient location, closeness to the Alps, and a calmer, more “real” character of Slovenian life.

Gorenjska is the north-western region of Slovenia, between Ljubljana and the Alps. Kranj is its administrative and economic centre: a real city with its own historical core, industry, and infrastructure, but without the bustle of the capital and without a resort-style tourist orientation.
The region is conveniently located: close to Ljubljana, close to the airport (Slovenia’s main airport is, in fact, in Gorenjska), close to the alpine destinations — Bled and the ski resorts are nearby. For an owner, that means good logistics with a calmer and less “touristy” character than Ljubljana or Bled.
In the region you find city apartments in Kranj, houses in the surrounding settlements, and properties in the picturesque foothills.
From Ljubljana — Kranj is calmer, less “capital-city”, without an intense tourist flow. It is a region where Slovenian life moves at its own rhythm. For an owner — less bustle, and a more stable, non-tourist demand.
From Bled — Kranj has a milder climate and is not “alpine” to the same degree. Winter exists here, but without the extremity of the Bohinj valley. In terms of upkeep, properties in Kranj are closer in character to Ljubljana than to the high mountains.
The character of the region — Gorenjska is practical, hard-working, and authentic. It is not a “postcard” choice, but a choice for living, or for solid, calm ownership.
More houses than in Ljubljana. Kranj has city apartments, but in the region as a whole the share of houses with plots of land is higher. A house means a roof, a façade, and a plot of land within your area of responsibility — and, accordingly, more upkeep tasks than an apartment. This often means a need for garden care and regular small repairs too.
Non-tourist demand. Unlike Bled and the coast, property in Gorenjska is mostly housing “for living”, not for short-term rental. Renting here is more likely to be long-term. This shapes the ownership scenario: more often a “house for the future” or a long-term let than seasonal tourist income.
Logistics. The closeness of the airport is a real convenience for a remote owner: a property here is easier to reach than one on the coast.
A provincial pace. Services, contractors, and providers in the region do operate, but the market is smaller than in the capital. Having established local contacts is especially valuable here.
Gorenjska has a moderate continental climate with a real but not extreme winter. Colder and snowier than Ljubljana, but without the harshness of the Bohinj high country. For upkeep, that means the standard set of winter tasks: winter preparation, monitoring the heating, protection against frozen pipes, snow clearing — but without the alpine “extreme”.
The seasonal preparation of a property in Gorenjska follows the general winter preparation calendar, with the adjustment that winter here arrives a little earlier and is felt more keenly than in Ljubljana.
