Kranj and Gorenjska: owning property in the region
An overview of Kranj and the Gorenjska region for a property owner: how the region differs from Ljubljana and Bled, and the specifics of owning and maintaining a property here.

DomCare doesn’t work across all of Slovenia — we work in four areas: Ljubljana, the Slovenian Coast (Piran, Portorož, Izola, Koper), the Bled and Bohinj region, and the Kranj region. This is a deliberate choice — and it works in the client’s favour. This article explains why we limit our geography and what that gives property owners.

It’s tempting to write “we serve all of Slovenia” — it sounds bigger. But behind a promise like that there’s almost always one of two things: either the company doesn’t actually deliver on it, or the quality gets stretched too thin across too large a territory.
Property care is a physical service. Its quality depends on how quickly and regularly someone can get to the property. Stretching across the whole country means longer response times, more complicated logistics, and a loss of local knowledge. We chose the opposite: to work deeply in a few areas rather than thinly everywhere.
Ljubljana. The capital and its surroundings. The most common type of property here is the city apartment. A mild climate and year-round demand. More on this in our article on owning an apartment in Ljubljana.
The Coast. Piran, Portorož, Izola, Koper. Houses and apartments by the sea, a pronounced summer season, and the particulars of a coastal climate — bora wind, salt, humidity. More on this in our overview of the Coast.

The choice of areas isn’t random. Several things connect them.
This is where the property of remote owners is concentrated. Ljubljana, the Coast, Bled — these are the destinations where foreigners and Slovenians living abroad most often buy a home. This is exactly where our target audience is concentrated.
The areas are logistically connected. All four lie in western and central Slovenia, within reasonable travel distance of one another. That lets us hold a normal response time, rather than “we’ll get there eventually.”
Each area has its own specifics, which we know. A city apartment, a coastal house, an Alpine property, a home in Gorenjska — each is serviced differently. By working in exactly these four areas, we know their climate, risks and local quirks thoroughly.
It might seem that a limited geography is a downside for the client. In fact, it’s the opposite.
Real response times. Within our areas we can guarantee clear timeframes for getting to a property — including for emergencies. A company stretched across the whole country can’t promise that.
Local knowledge. We know that a coastal house is prepared for the bora, not for frost; that an Alpine property needs winter monitoring throughout the season; that the old building stock in central Ljubljana has its own particulars. That knowledge is the result of concentration, not dispersal.
Established local connections. In each area we have trusted contractors and an understanding of local services and building managers. That’s something you can only build up through deep work in a region.
An honest promise. We say “we work in four areas” — and that’s a truth we deliver on. That’s better than “all of Slovenia” in words and impossible in practice.
For an owner, this means something simple: in our areas you get real quality, not a promise on a map.
If your property lies beyond the four areas, the honest answer is: we may not yet be able to provide the level of service we consider right. We’d rather say that plainly than take it on and serve it badly.
But it’s still worth getting in touch: the boundaries of our areas aren’t absolute, your property may turn out to be within reach, and we’ll tell you what’s realistic and what isn’t. And if it isn’t — we’ll say so honestly.

What if my property is outside the four areas? Get in touch — the boundaries of our areas aren’t absolute, and we’ll honestly tell you what’s realistic and what isn’t. We’d rather give you a straight answer than promise a service we can’t deliver well.
Are all services available in all areas? Yes, all DomCare services are available in all four areas, with each area’s local specifics taken into account.
Four areas instead of “all of Slovenia” isn’t a limitation — it’s a guarantee. DomCare works where the property of remote owners is concentrated, where the areas are connected by logistics, and where we know the local specifics thoroughly. Concentration gives what dispersal can’t: real response times, genuine expertise, and an honest, deliverable promise.
